Your home has been building equity for years. Find out what it could do now.
Every mortgage payment and every rise in your home's value has been building something most homeowners never use. A fully digital HELOC lets you see what yours could do in about five minutes, with a soft credit check and nothing to upload: a kitchen, a roof, an ADU, a pool, or the high-interest debt you'd rather be done with.

The money is already yours. Here's what people do with it.
A HELOC sits behind your current mortgage, so the low rate you locked in stays locked. The line funds at closing at a fixed rate; pay back what you don't need right away, with no prepayment penalty, and draw it again as your project moves. From a few thousand dollars to well into seven figures, depending on your equity.
- Kitchens and bathroomsThe remodels you enjoy every single day, and get paid back for when you sell.
- ADUs and garage conversionsTurn square footage you're not using into rent, a place for your parents, or the office you keep promising yourself.
- Roofs and the repairs nobody planned forWhen the roofer says “now,” this is how you say “fine” without emptying your savings.
- Pools and backyardsSummer at home instead of somewhere else.
- Debt consolidationTrade five credit-card payments at 24% for one payment backed by your house, often at a fraction of the rate.
- Everything else that's bigTuition, a down payment on a rental, a business move. Your equity doesn't care what you call the project.

Most people see what they can access, at a fixed rate, before they've finished their coffee. No waiting a week for a banker to call back. Nothing is pulled hard until you decide to move forward, and once you do, funding can happen in as little as 5 days.** No prepayment penalty, so you pay it down whenever you like.
Talk it through with Arshia
A plain-English walk through the terms, the rate, the fees, and whether it's actually a smart move for you. Because lenders compete for your file, the pricing is competitive, and if the deal isn't right, I'll say so.
Didn't fit? You still have options.
The digital HELOC is the fastest, simplest path, which is why we start there. If it isn't a match for your situation, we move to the next-simplest: other digital HELOCs with more flexible underwriting, then HELOCs reviewed by hand for more complex files, and beyond that, other ways to access equity such as a home-equity loan, cash-out refinance, or a home equity investment. You decide at each step; nothing moves without you.
A backyard that pays rent
The ADU you've been sketching on napkins might already be funded.
Homeowners are building studios, in-law units, and rental cottages with equity they didn't know they could reach. Yours might be next.

I'm Arshia Saber. Since 2015 I've worked mostly with the homeowners big banks find inconvenient: self-employed, 1099, investors, retirees sitting on serious equity with income that doesn't fit neatly on a form. A bank can only offer you its own products. As a broker, I shop your file across dozens of lenders and come back with the one that says yes on the best terms, whether that's a HELOC, a fixed home-equity loan, a cash-out refinance, or a home equity investment with no monthly payment at all.

Call or text 949-787-5230What is a HELOC, in plain English?
A home-equity line of credit is a revolving credit line secured by your home, sitting behind your existing mortgage. You're approved for a limit, draw what you need, and pay interest only on what you've used. Your first mortgage and its rate stay exactly as they are. The digital HELOC featured here is fixed-rate, so your payment on what you draw won't move with the market, and there's no penalty for paying it off early.
Will this hurt my credit?
No. Checking your options uses a soft credit check, which does not affect your score and isn't visible to other lenders. A hard inquiry only happens later, if you decide to accept an offer and move forward, and you'll be told before that step.
How fast will I actually see something?
About five minutes to see your options. The application is fully digital, and most homeowners see their options on screen as soon as they finish it, not days later. If you decide to proceed, funding can happen in as little as 5 days, considerably faster than a traditional bank line that often takes a month or more. Some files need a few extra days to finalize approval.
Are the rates and fees competitive?
Yes, and here's why: as a broker I'm not tied to one bank's rate sheet. Lenders compete for your file, and I place it with the one offering the best combination of rate, fees, and terms for your situation. You'll see every cost in writing before anything is final, and I'll explain what each line means.
Can I spend it on anything?
Almost anything: renovations, repairs, an ADU, a pool, consolidating higher-interest debt, tuition, or a down payment on another property. The lender doesn't require you to spend it on the house.
I'm self-employed. Do I even qualify?
Yes. This is most of who I work with. Depending on the program, income can be documented with tax returns, bank statements, or other methods, and I'll tell you up front which path fits your file.
What if the digital HELOC says no?
A decline on one product is not a decline on all of them. We start with the digital HELOC because it's the fastest and easiest for most homeowners. If it doesn't fit, the next step is other digital HELOCs with more flexible underwriting; after that, HELOCs reviewed by hand for self-employed or complex income; and if a line of credit isn't the right structure at all, a home-equity loan, a cash-out refinance, a home equity investment with no monthly payments, or for homeowners 55 and older, products built for accessing equity in retirement. Each step is your call.
Do I need to send pay stubs, tax returns, or bank statements?
Not to apply or see your options. The digital HELOC verifies income and property automatically, so there's nothing to scan or upload up front. If you'd prefer to provide documents, for example to show income the automated check didn't capture, you can. In some cases the lender may request a document to finalize approval, and you'll be told exactly what and why.
Do I have to take the whole amount at once?
The line funds in full at closing, which is part of what makes it so fast. But there's no prepayment penalty, so you can immediately pay back up to 80% of the line and keep it available to draw again. In practice that means you fund the deposit for the kitchen today, put the rest back, and pull it as the contractor's invoices come in, paying interest only on what's outstanding.
What's a home equity investment, and why would I want one?
An HEI gives you a lump sum of cash today in exchange for a share of your home's future value when you sell or settle, typically within 10 to 30 years. There are no monthly payments and no interest rate, so it isn't tied to your income or debt-to-income ratio the way a loan is. It can fit homeowners with lots of equity but irregular income, credit challenges, or a budget that can't take on another payment. I'll walk you through whether it beats a HELOC for your situation.
How big can I go?
Bigger than most people assume. HELOCs I place run well into seven figures, and when the need is larger than a line of credit makes sense for, a cash-out refinance, a home equity investment, or jumbo programs go higher still. The digital application gives you an immediate read; if you need more than it shows, I'll follow up with you directly on the larger options. Don't let a number on a screen stop you from asking.
Can I pay my contractor with this?
Yes. Once your line is open, you draw funds and pay your contractor directly, on your schedule. Many homeowners open the line before signing the contract so the project isn't held up by financing.
